First - capture the space - You have only one chance to do this and the rest of the project will be based on that available space.

Second - a good floor plan - The floor plan is how the space "works". It must make sense and feel comfortable. When you enter a well designed space you feel it. You may not know why, but you definitely feel comfortable and at home. By contrast if the space is not designed well, you also feel that.

Third - embellish - I place this last as it is something that can change over time. The physical space cannot, at least not easily and with great expense. I would rather a client put in lower cost items that can be changed later than install high end items in a space that is not comfortable or well thought out.
